Ashmore & Co Letting Department recognise the importance of matching the right Tenant(s) with the right Landlord(s) and Property.

For Landlords and Tenants either looking to Let or Rent a property our "Let Only" service includes:

TENANT FIND: 9.6% of rent Inc VAT (8% + VAT) INCLUDES: Collect and remit initial months’ rent received • Agree collection of any shortfall and payment method • Provide tenant with method of payment • Deduct any pre-tenancy invoices • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE): Setup Fee (Landlords Share): £120 (inc VAT) • Agree the market rent and find a tenant in accordance with the landlord guidelines; • Advise on refurbishment • Provide guidance on compliance with statutory provisions and letting consents • Carry out accompanied viewings (as appropriate ) • Market the property and advertise on relevant portals • Erect board outside property in accordance with Town and Country Planning Act 1990 • Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee (landlords share) Dependent on the number of bedrooms and/or size of the property and outbuildings, specific price upon application

Marketing, Ashmore & Co will

  • Provide a Free Rental Market Appraisal of the property
  • Display the property in our prominent shop window using colour photography
  • Match the property to our extensive tenants database
  • Erect a “To Let” board on the property subject to Landlord consent
  • Accompanied viewings at all times
  • Immediately available to view on our own Ashmore & Co website
  • Inclusion on the major national websites including Rightmove, Zoopla & Primelocation

Prior to Letting, Ashmore & Co will

  • Explain the commission or any fee due to Ashmore & Co for letting the property, any subsequent renewal
  • Explain any administration costs to the Tenant
  • Explain to you the Landlord & Tenant their rights and responsibilities in respect to each other in accordance with the tenancy agreement
  • Advise you the Landlord in obtaining the appropriate advice if necessary on what action to take if the property is mortgaged
  • Advise you the Landlord on the Deposit Protection Scheme
  • Advise you the Landlord on adequately insuring  the building and it's contents
  • Advise you the Landlord about obtaining Rent Guarantee Insurance with Legal Expenses cover
  • Advise you the Landlord to arrange safety checks on all gas appliances within the property
  • Advise you the Landlord to supply the Tenant(s) with a copy of the gas safety certificate for the property in accordance with current legislation
  • Advise you the Landlord to furnish the property in accordance with current legislation
  • Advise you the Landlord to arrange safety checks on the electrical system within the property in accordance with most insurers’ requirements
  • Advise you the Landlord to arrange safety checks on all electrical equipment within the property in accordance with current legislation
  • Advise you the Landlord how to prepare and maintain a garden in accordance with current legislation
  • Advise you the Landlord to supply garden and safety equipment in accordance with current legislation
  • Arrange for suitable tenant(s) to view the property

Upon the Acceptance of an Offer, Ashmore & Co will:

  • Accept and handle the Tenant(s) Holding Deposit professionally and securely
  • Choose a Tenant in a way agreed with you the Landlord
  • Take up appropriate written references i.e. financial, employment, character
  • Check the Tenant's past rent payment record with a previous Landlord
  • Obtain a guarantor’s covenant if necessary or requested by you the Landlord
  • Prepare for signature the applicable tenancy agreement i.e. Assured Shorthold or Common Law Tenancy Agreements
  • Comply with current legislation including the Deposit Protection Scheme
  • Provide each party with a copy of their signed agreement and counterpart agreement
  • At the commencement of the agreement serve the correct notices on the Tenant if requested by you the Landlord
  • Arrange through an independent inventory clerk the preparation of a schedule of condition of the property and its contents
  • Prior to the commencement of the agreement collect from the Tenant the first month’s rent in advance in cleared funds i.e. cash or banker’s draft
  • Provide a written statement of account to you the Landlord of all money collected on your behalf
  • Comply with the current Money Laundering Regulations
  • Transfer the utility bills for the services for which the Tenant(s) will be responsible into the Tenant(s) name(s) at the start of the agreement

During the tenancy, Ashmore & Co will:

  • Advise the Landlord(s) and Tenant(s) if and when appropriate
  • Forward the Tenant(s) enquiries to the Landlord(s) in cases of emergency

Before the tenancy ends, Ashmore & Co will:

  • Advise you the Landlord at least one month prior to the end of the tenancy your options to renew the tenancy including reviewing the rent

If you the landlord wants to terminate the tenancy, Ashmore & Co will:

  • Ensure that the correct notices have been served on the Tenant if requested by you the Landlord
  • Arrange if requested by you the Landlord for the property and it's contents to be checked by the original independent inventory clerk
